This property is located east of Bakersfield, CA in the foothills of
the Sierra Nevada Mountains. The Pampa Ranch is accessed by Bena Rd. with easy access from
Highway 58. |

AREA: |
Bakersfield, 14 miles to the west, offers complete modern shopping,
hospitals, transportation, banking, supplies and livestock support services. |
| TERRAIN: |
The majority of the acreage is contoured in northerly facing and
southerly facing slopes covered with a variety of grasses interspersed on the higher
slopes with white oaks. The western facing slopes are open and steep. The ranch ranges in
elevation from approximately 1,200' in the western slope to 3,100' on the Pampa Peak.

The Pampa Ranch comprises approximately 5,244 deeded acres. |
| WATER: |
Water is generated from springs, storage tanks, and stock ponds. A main
spring connected by pipeline distributes water to areas of the ranch located from the base
of the radio tower down Chimo Grade to a 30,000-gallon storage tank in the flats. The
balance of the water is supplied by springs located in Sections 26 and 36, plus seasonal
water from Walker Basin Creek and Cottonwood Creek. Water in Sections 27 and 34 is pumped
up from wells. Numerous developed springs. Solar powered well.

| CLIMATE: |
Temperatures vary from the mid-nineties to the 100 degree range during
the summer months. Winter months' average temperatures range in the 30's to 50's during
the day. Annual rainfall on normal years ranges from 12" - 15". |
| GRASSES: |
Annual grasses of alpilaria, clover, bunch grass, and wild oats are
native to the area. |
| PRESENT USE: |
The Pampa Ranch is presently being operated as a combination cow-calf
and yearling operations and can accommodate 1,000 yearling cattle from November through
April with excellent gains. In addition, the ranch supports 200 mother cows on a
year-round basis. |

Pampa Ranch is subject in part to the ag preserve under the Williamson
Act. |
